CONDITIONS OF TRADING Farran House rentals


(a) This agreement is made between Farran House and the person or persons whose names appear on the Farran House reservation form (such persons being collectively referred to in these conditions as the Client).

(b) The signatory on the Farran House reservation form on behalf of the Client hereby warrants that he has been authorised by all persons named there on to enter into this agreement on their behalf. The liability of each person named on the reservation form is hereby agreed to be joint and several.


(a) No legally binding obligations shall exist until Farran House has received a signed reservation form together with a deposit or full payment for the holiday, a reference (where required) and has issued a written confirmation of its acceptance to the Client. The terms of the contract between Farran House and the Client are contained in these Terms and Conditions and no other terms and conditions form part of the contract between the parties unless mandatorily implied by statute or expressly agreed to in writing by a duly authorised officer of Farran House.

(b) Farran House reserves the right to terminate this contract if the behaviour or conduct of a Client is likely to endanger the safety or wellbeing of others.

(c) The number of guests occupying  and using the facilities of the property shall not exceed the number on the reservation form for whom payment in full has been made. Failure to observe this condition shall entitle Farran House at its absolute discretion to immediately terminate the contract and recover all administrative and other costs and expenses incurred in connection with the said contract from the client as a liquidated debt.


Unfortunately, due to the age and design of the accommodation offered herein, the said accommodation may not always be suitable for persons with a disability.


(a) Where the Client is prevented from proceeding with a booking, he may transfer his rights and obligations in respect of that booking, having first given Farran House reasonable notice in writing of his intention to do so before the commencement of the relevant arrangements. The transferee from the Client must sign a reservation form and must comply with all other requirements of Farran House applicable to the original booking.

(b) A Client who transfers a rental shall be jointly and severally liable with his transferee to Farran House for payment of any balance due in respect of the booking and for any additional charges as may be payable.


(a) The price for services provided by Farran House is as specified in the most recent price list issued by Farran House.

(b) No abatement or refund of any part of the sums paid by the Client shall be allowed in respect of the curtailment of rentals or non user of services occasioned as a consequence of the act or default of the Client.

(c) All prices quoted are stated in Irish pounds or Euros and are based on the tariffs current at the time of publication.

Security deposits

(a) Unless otherwise advised a security deposit is collected on arrival by the owner of the property or his representative. It is hereby agreed by the Client that such deposit shall be paid when demanded. The Security Deposit is refundable less any damage or loss and less electricity or telephone costs where applicable, the cost of any damages or losses to the property can be deducted from client's credit card up two weeks after departure date.


(a) Where the entire or part of the property is rented for the exclusive use of the Client (hereinafter called "Rental") then in all such cases where the booking is received more than 30 days prior to the commencement of the Rental, the Client shall pay to Farran House at the time of booking an amount not less than 30% of the actual Rental cost. Bookings made within 30 days of the commencement of a Rental shall be subject to the payment of the full amount of the Rental at the time of booking.

(b) All sums due in respect of bookings must be paid for in full not later than 30 days prior to the commencement of the booking.

(c) If any sum is not paid by that date, Farran House shall have the option to cancel the booking. If Farran House exercises its option to cancel in that instance or if the Client cancels the booking (which cancellation must be notified in writing to Farran House) the following charges shall be payable by the Client:

(d) Cancellations made more than 30 days prior to commencement of a booking shall be subject to forfeiture of the rental deposit.

(e) Cancellations made 30 days or less than 30 days prior to commencement of a booking shall be subject to a charge of the total amount of the Rental.

Alterations by Farran House

(a) Farran House will take reasonable care in making arrangements for the provision of service to the Client. Farran House, its servants or agents, shall not be liable for loss or damage to any baggage, goods, vehicles or other items, articles of property of any kind belonging to or travelling with the Client whether such loss occurs as a consequence of accidental damages, fire, theft or other cause.

(b) Subject to these conditions Farran House reserves the right to alter, change, curtail or cancel a booking.

(c) If, as a consequence of "force majeure" (as hereinafter defined) Farran House is obliged to curtail alter, extend or cancel a booking, the Client shall not be entitled to claim compensation for any loss arising as a consequence of the said curtailment, alteration, extension or cancellation except as expressly provided for in these conditions.

(d) If, prior to the commencement of a booking, Farran House is obliged to cancel, alter, change or curtail any arrangement, which results in a change of location, or in the type of accommodation offered, or some other change which fundamentally alters the booking, Farran House shall provide alternative accommodation or services of an equivalent quality to the Client or at the request of the Client shall provide accommodation or services of a lesser quality. Where a package of lesser quality is chosen by the Client, Farran House shall refund the difference in the price between the said levels of accommodation or services to the Client. Alternatively, the Client may request a refund of all monies paid in respect of the rental booking. Unless within seven days of an offer of alternative arrangements, the Client accepts such in writing, Farran House shall assume that the Client has declined such offer and shall return all payments made by the Client to Farran House.

(e) The term "force majeure " means Acts of God, natural disaster, adverse weather conditions, fire or other destruction of any accommodation, vessel, craft or vehicle to be used in connection with a booking; riots, acts of war, civil commotion, exercise of legislative, municipal, military or other authority, strikes, industrial action, requisition of equipment, mechanical breakdown, shortage of fuel, insolvency or default of any carrier or service connected with a booking, criminal activity, deception of Farran House, fraud perpetrated against Farran House or any other reason beyond the control of Farran House.

Default by the Consumer

The Client is solely responsible for ensuring that all necessary travel documents are valid and effective.


Any complaint regarding the provision of rental services by Farran House shall be notified to the owner of the property or his representative while still in residence and shall be followed up in writing to Farran House not later than seven days after termination of rental.

Limitation of liability

Recompense for non-performance or deficient performance by Farran House shall be limited to:

(1) In the case of adults, to an amount equal to the inclusive cost of the booking for the adult concerned;

(2) In the case of a minor, to an amount equal to the inclusive cost paid by or on behalf of the minor concerned.


Accuracy of information

All the information in Farran House brochures has been checked for accuracy and to the best of our knowledge was correct at the time of going to print. Farran House reserves the right to make changes to particulars contained in its brochure and the Client will be advised of any such changes prior to booking.


This agreement shall in all respects be governed and construed in accordance with the laws of the Republic of Ireland.


In the event that any of the terms, conditions or provisions contained in this agreement shall be deemed to be invalid, unlawful or unenforcable to any extent, such term, condition or provision shall be severed from the remaining terms, conditions and provisions which shall continue to be valid to the fullest extent permitted by law.


No waiver by Farran House of any breach by the Client shall be considered as a waiver of any subsequent breach of the same or any other provision.
